The front door opens to the entrance hall (15m2) with tiled floor. To the right of the hall a door opens to a reception room (21m2) with tiled floor and exposed beams.
To the left of the hall a door opens to another reception room (27m2) with wooden floor, exposed beam ceiling and a fireplace. To the far side of this room another door then opens into a dining room (22m2) with tiled floor, exposed beam ceiling, fireplace and a glazed door to the garden. Next to this room is the kitchen (about 9m2) with tiled floor. From here a door opens to a second entrance hall, off which is a room that houses the hot water tanks, a store room and a wine cellar.
Off the dining room is a disabled accessible shower room (shower, wash-basin and WC).
There are two staircases - one from the main entrance hall and one from the dining room.
On the first floor there are five bedrooms (16m2, 16m2, 14m2, 13m2 and 13m2) as well as a shower room (shower, twin wash-basins and a WC).
Next to the main house is a building, currently used as an artist's workshop, which with some work could become a wonderful guest house. On the ground floor there are two large rooms (40m2 and 30m2), both with tiled floors, pretty fireplaces and exposed beam ceilings. To one end a door opens to the kitchen (11m2).
On the first floor is a large room (74m2).
Attached to the house are a number of outbuildings which include the boiler room (which houses the heat-exchange system, the oil-fired boiler and the oil-tank), the former distillery (60m2), former Cognac store (75m2), the old wine tanks, the pressing room and a large barn (about 100m2).
Opposite the house is another outbuilding, again used as an artist's studio (about 100m2)
The house sits on a south-facing plot of 3320m2. To the front of the house is an enclosed garden, mainly laid to grass with a number of mature trees. The second section of garden, separated from the first by an attractive low wall with iron railings and a large gateway, is again mainly laid to grass with a number of trees.
It could be possible to purchase an additional plot of land to increase the size of the garden.
This large and attractive property offers great potential for use as a family home or for income generation. It sits just outside the little village of Mareuil and is just 7km from the market town of Rouillac (which hosts one of France's largest outdoor monthly markets).
Angoulême, the department's capital, is just a 30 min drive and offers good shopping and dining facilities as well excellent transport links (the N10 Paris-Bordeaux and the high-speed Paris-Bordeaux train line).
