House
Ground floor
A door from the garden opens into the kitchen (14.5 m2) with tiled floor, exposed beam ceiling and a range of fitted kitchen units.
To the rear of the kitchen a small corridor provides access to a shower room (shower, twin wash-basins and plumbing for a washing machine) as well as a separate WC.
To the right of the kitchen a doorway leads through to the first of two living rooms. This room (27.5 m2) has a tiled floor, exposed beam ceiling, open fireplace and a pair of glazed doors opening into a conservatory.
The conservatory (about 21 m2) has tiled floor and also encloses a flight of stone steps that would have originally provided access to the first floor. This room acts as a link between the two parts of the house.
To the far end of the conservatory a door opens to the second living room (61 m2) with tiled floor, a mezzanine area (about 15 m2) and a glazed door to the garden. To the far side a door opens to a room (10 m2) - currently used as an office / computer room.
From here doors lead to the old bake house (about 20 m2) and the garage (about 24 m2).
First floor
A wooden staircase rises from the first living room to a landing, off which are three bedrooms (14.5 m2, 14 m2 and 13 m2). Also off the landing is a separate WC.
Outside
To the front of the house is a pretty, enclosed courtyard garden with paved terracing and an area of lawn. This is a deceptively spacious house in a good location - suited to permanent living this could equally make a great lock-up-and-leave holiday home.
