Whilst there is an entrance hall, the current owners prefer to enter the property via a door from the garden to the kitchen. The kitchen (11m2) has a tiled floor, a range of fitted units and a closed-foyer fireplace (an "insert").
From the kitchen a doorway leads through to the dining room (14m2) with wooden floor and a closed-foyer fireplace. To the far side of the dining a door opens to the entrance hall. Then, to the left of the hall a door opens to the sitting room (15m) with closed-foyer fireplace.
To the back of the entrance hall a wooden staircase rises to the first floor landing. Halfway up the staircase a door opens to the shower room (shower, wash-basin and WC). From the landing there is access to two double bedrooms (15m2 and 15m2) - both enjoying lovely views.
The stairs the rise directly into a room on the second floor (15m2) - ideal as an overflow bedroom or for use as an office / hobby room.
Detached from the house is a very large stone barn (about 200m2) which offers great potential for development (subject to relevant permissions).
The house and barn sit in a sloping plot of about 5044m2. To the front of the house a paved terrace overlooks the garden and enjoys fine views. To the side of the house, between the house and the barn, is a large gravel area with plenty of space to park a number of cars. The garden itself is mainly laid to lawn with a number of mature trees and shrubs. The lawn to the back of the house leads to part of the garden which is is woodland - perfect for for the fireplaces.
In addition to this the property comes with a separate strip of land (1270m2) which leads down to the river.
This is a pretty house in a great rural location with just a couple of neighbours (so not completely isolated). The nearby local village offers the basics and the attractive market town of Rouillac (which holds one of the largest outdoor monthly markets in France) is just a short drive.
