House
Ground floor
The front door opens into a tiled entrance hall (14m2) to the rear of which is a traditional curved wooden staircase rising to the first floor. To the right of the hall a door opens into a reception room (25m2) with tiled floor, stone fireplace and a pair of tall windows looking into the south-facing front garden.
To the left a door opens into a second reception room (27m2) with tiled floor and a pair of tall windows looking into the front garden.
From the dining room a door opens into a very large living/dining room with a kitchen area to one corner. This room (40m2) has a tiled floor, beautifully carved stone Charentaise fireplace and a door to a covered terrace to the back of the house which then leads on to the rear garden.
To the far side of the kitchen a doorway opens to small corridor, off which is a large laundry room (with WC) as well as a storeroom.
The corridor then leads to a large reception room (42m2 – a converted barn) with wooden floor, exposed stone walls, double-height ceiling and a glazed door to the garden to the back of the house. To one side of the room a staircase rises to the first floor.
First floor
The stairs in the entrance hall rise to the first floor landing. To the left is a large bedroom (26m2) with an ensuite shower room (shower, wash-basin and WC). To the right of the landing is another large bedroom (25m2) with an ensuite bathroom (bath, wash-basin and WC).
Between the two suites is a further room (6m2) which could be used as a small office or storeroom.
All three rooms on this floor enjoy wonderful south-facing views over the vineyards.
Second floor
The staircase continues to a large second floor landing (9m2 - large enough to be used as a guest sitting room). There are two large bedrooms (24m2 each), both with ensuite shower rooms (shower, washbasin and WC). Again, these rooms have fine views.
The staircase in the former barn rises to a landing, off which are two large bedrooms (21m2 and 16m2), both with ensuite shower rooms.
Outbuildings
There is a large open barn attached to the rear of the house and a large (and attractive) detached stone barn (150m2) which could (if required and subject to permissions) be turned into a separate house/gîte with independent access and garden.
Exterior
To the front of the house is a garden mainly laid to lawn with some substantial trees. To the side there is a large area laid to gravel which provides plenty of parking space. To the rear of the house is a lovely walled garden with terrace, covered terrace, lawn and swimming pool. Behind the walled garden there is another parcel of land.
Summary
This is a very attractive, spacious house with fine views and private gardens. It also benefits from double-glazing and gas-fired central heating. It could make a very comfortable family home as well as offering expansion potential.
