La Chapelle, Charente
The house has just been renovated to an "as new" standard.
The front door opens into the bright-and-airy triple-aspect open-plan living room (35m2) with tiled floor and plenty of space for designated sitting and dining areas. To one corner is a quality fitted kitchen area.
From the living room a door opens to an internal hall (large enough for a computer/home office area. This hall gives access to two double bedrooms (15m2 and 11m2) - the smaller of the two also has an ensuite shower room (shower, wash-basin and WC). Next to the the larger bedroom is a generous shower room (shower, twin-wash basins and WC).
To the side of the house a door opens to a small storage area from where there is access to the roof-space. It could be possible to convert some of this into habitable space (subject to any relevant permissions / surveys).
As with the main house, the guest cottage has just been renovated to an "as new" standard and in addition, is being sold fully furnished and equipped.
The guest cottage / gîte sits to one corner of the courtyard to the front of the main house. The front door opens to the living room (22m2) with a sitting area (with ornamental fireplace) and a fitted kitchen area.
To the far side of the room a staircase rises to a large double-bedroom (17m2) with ornamental fireplace and wonderful views over the River Charente. There is also an ensuite shower room (shower, wash-basin and WC).
The property sits on a plot of 1050m2. From the little lane gates open into a courtyard garden to the front of the house. This area is manly laid to gravel and provides plenty of parking space. Between the house and the cottage there is a small workshop.
Next to the house is a sun terrace, beyond which the rest of the garden is mainly laid to lawn with a number of mature trees.
This is a beautifully renovated property in a lovely setting with no work to do (other than unpacking the suitcases!) It would be possible to purchase an adjoining parcel of land if desired
There is a restaurant within walking distance in the village and the neighbouring village (just over 1km) has a couple more. The popular little town of Aigre, with its market, is just 8km, and Rouillac (which hosts one of France's largest monthly street markets) is only a 10-minute drive.
