House
Ground floor
The front door opens into a tiled entrance hall (22m2) that runs the depth of the house. To the left a door opens into the dining room (29m2) with wooden floor and marble fireplace. A pair of part-glazed doors open from this room to the impressive sitting room (31m2) with wooden floor and marble fireplace. To one corner of the room is a pantry – ideal for keeping drinks etc. From the sitting room a pair of French doors opens to the rear terrace and there are two more doors that open back into the central hall.
To the right of the hall a door opens into an informal sitting room / library / study (18m2) with wooden floor. From here a door opens to a service corridor from which the stairs to the extensive cellars are accessed.
This corridor then leads through to the kitchen (16m2) with tiled floor, fitted units and a utility room.
A door from the kitchen opens back to the central hallway. There is a glazed door at the end of the hall that opens onto the rear terrace.
The original wooden staircase rises from the centre of the hall to the first floor and there is a WC below the stairs.
First floor
The stairs rise to a large first floor landing (14m2) off which are four bedrooms (25m2, 25m2, 18m2 and 16m2). Three of the bedrooms have ensuite shower rooms (shower, washbasin and WC) and two have small "boudoirs" - small rooms overlooking the garden that are large enough for a chair and table. Also off the landing is a bathroom (bath, washbasin and WC).
Second floor
The staircase continues to the second floor landing, off which are two further bedrooms (18m2 and 13m2), a shower room (shower, washbasin and WC).
Also off the landing is a large attic (about 55m2) which could be incorporated into the habitable accommodation.
Exterior
The house sits on a plot of 1328m2. A pair of large gates provides access from the road. There is a generous area for parking and the rest of the garden is mainly laid to lawn with a number of mature trees. There is also access to the cellars from the garden.
To the far end of the garden is the swimming pool, next to which is a covered terrace.
Summary
This is a large townhouse with a sizeable garden in the heart of this popular market town. Its location is ideal for access to all of the town’s amenities and it is just a short drive to the historic town of Cognac.
The department’s capital city, Angoulême, with its shops and excellent transport links (including the LGV train to Paris and Bordeaux) is just 30km. It could make an extremely comfortable family home.
