To the far side of the kitchen a door opens a corridor which provides access back to the main entrance hall as well as to the garden to the back of the house. Off this corridor there is a room (8m2 - currently used as an overflow bedroom / reading room) and a separate shower room.
Off the corridor there is also access to the laundry room which in turn opens to a large attached outbuilding.
The original wooden staircase rises from the entrance hall to the first floor landing which runs the width of the the house (18 metres long). Off the landing are five bedrooms (17m2, 14m2, 14m2, 12m2 and 10m2) - all enjoying lovely views. One of the bedrooms also has a large dressing room (16m2) attached to it. In addition to the bedrooms there is a spectacular room (30m2) which is currently used as a library / office - this room has a double-height ceiling and exposed stone walls. The landing also serves a large bathroom (bath, shower, wash-basin and WC) and a shower room (shower, wash-basin and WC).
The staircase continues to the attic which offers about 120m2 of space.
The guest annex overlooks the walled garden to the front of the house. On the ground floor the entrance hall (off which is a shower room) provides access to a sitting room (32m2) with tiled floor, exposed beam ceiling, exposed stone walls and a very attractive limestone fireplace. To the other side of the hall a door opens to the kitchen / dining room (27m2) with tiled floor, exposed stone walls, exposed beam ceiling and another impressive limestone fireplace. To the back of the kitchen a door opens into a small private courtyard.
On the first floor there are two bedrooms (34m3 and 22m2) as well as a shower room.
Attached to the main house, and accessed via the garden and the laundry room, is a large outbuilding with plenty of space for garaging and storage. The guest house is attached to the far side of this outbuilding.
Running along one side of the garden is another large barn (about 200m2) which includes former stables. There is also a garage (28m2)
The house sits in a plot of 5889m2. Gates from the country lane open to a large south-facing courtyard garden, around which the buildings are arranged. Part of this garden is laid to lawn with a number of mature trees and shrubs.
To the back of the house the garden is mainly laid to lawn, from which there are lovely rural views.
To the side of the house a third section of garden is again laid mainly to lawn. To one corner there is an attractive swimming pool (10m x 5m + Roman steps) with plenty of terracing. And again, from here there is a lovely view.
This is a very beautiful property in a great location - the heart of the prestigious Grande Champagne region of the Cognac vineyards. The main house offers spacious and elegant accommodation and the guest house also offers the potential for income generation if desired. The local village is just 3km and offers a bar/restaurant (which also sells groceries), a butcher, chemist and boulangerie. The large village of Segonzac, with its variety of shops and a supermarket is just a little further.
