The front door opens into the entrance hall (8m²) with tiled floor and exposed stone wall. To the right a door opens into the living room (25m²) with windows to front and back. This room has sufficient space for a dining room area and a seating area. Part of the room has been partitioned off to create a ground floor bedroom (9m²) so if this were removed, the living room would be 34m².
To the left of the entrance hall a door opens into the kitchen (14m²) with tiled floor, wooden fitted units and part-tiled wall. To the right of the kitchen a door opens into a tiled utility room with plumbing for a washing machine, a water softener and the gas boiler.
To the rear of the entrance hall are a shower room (shower and double wash basin) and a separate WC with wash basin.
A wooden staircase rises to a first floor landing, off which are three bedrooms (36m², 12m² and 11m²) all with exposed beams. The two smaller bedrooms both have mezzanine floors (about 8m² each). The larger room is entered via a door in a beautiful stone archway. Also off the landing are a shower room (shower and wash basin) and a separate WC, both with tiled floors.
Approached from the courtyard garden, a set of glazed doors open into a fitted kitchen (36 m²) with a part tiled and part wooden floor and exposed stone walls. To one side is a separate WC and a set of wooden stairs provide access to a mezzanine overlooking the kitchen.
From the kitchen a doorway leads to the living room (50 m²) with tiled floor, exposed beam ceiling, the original manger for the animals, a stone fireplace and glazed door opening back into the courtyard garden. To one side a wooden staircase rises to the second-floor room directly above the living room (about 48 m²) currently used as a gym. At the far end of the lounge an opening leads to room (18m²) with a tiled floor containing a bar.
To one side of the courtyard is a barn (used as a garage, workshop and storage area) with a cellar and running at a right angle to this is a series of smaller outbuildings which provide useful storage as well as a covered barbeque area and a light and airy room with a tiled floor which could be a lovely office.
The propriety is situated on a plot of 743m² which is entirely closed. Double gates lead from the road to a tiled drive and there is a separate pedestrian access on the other side of the house. The house and outbuildings are arranged around a pretty courtyard garden with lawn, mature trees, shrubs as well as an attractive tiled terrace just in front of the house.
This charming four-bedroom property, with a pretty garden and the potential for a gîte, is ideally situated in the little town of Sigogne with various shops, a bar, a primary school and a medical centre. It is only 7km from the larger riverside town of Jarnac with all facilities and 17km from the historic town of Cognac.
