The front door opens in an entrance hall (6m2), which in turn opens to an internal hall with a beautiful stone staircase leading to the first floor. To the right of the hall a doorway leads through to the kitchen (36m2) with an attractive stone-paved floor, fitted units and a fireplace with a wood-burning stove that produces the central heating via the radiators throughout the house. Off the kitchen there is a small shower (shower and WC) and a store room.
To the left of the entrance hall is the living room (32m2) with a tiled floor, exposed beam ceiling and a beautiful fireplace and a second wood stove.
The stone staircase leads up to the first floor landing, off which are the two very large bedrooms (38m2 and 43m2), one of which has an ensuite shower room (shower, wash-basin and WC) and the other with an esnuite bathroom (bath, wash-basin and WC).
From one of the bedrooms there is access to the attic which has a good height under the beams and offers possibilities of development if desired (subject to authorisations).
To the front of the house there is a gravel courtyard, to one side of which there is a pretty terrace, well planted with a mature tree and flower beds. Opposite the house, in the courtyard, is the swimming pool (10m x 5m) which is heated by a heat-exchange pump.
To the side of the house there is a small outbuilding used as a workshop.
Opposite the swimming pool is another outbuilding (about 80m2) where work has begun on conversion to a guest cottage (new roof, double glazed window, water and electricity on site). Behind this is the rest of the garden.
Behind the main house, there is also a small open-sided outbuilding that can be used to store wood, for example.
The house appears in very good condition, it is equipped with central heating powered by the wood stove, a new septic tank has recently been installed, it benefits from double glazed windows, and the wiring is recent. It is quiet in a charming village about 6kms from Villefagnan and about 15kms from the town of Ruffec and its facilities.
